  • China: A Fast-Growing Segment of South Florida Foreign Buyers

    Chinese buyers have increased their South Florida residential property purchases from 1 percent of international sales in 2012 to 3 percent in 2016, according to the 2016 Profile of International Homebuyers of MIAMI Association of REALTORS® (MIAMI) Members. The National Association of REALTORS® (NAR) conducts the annual profile for MIAMI. Three percent of international sales is an impressive figure considering South Florida foreign real estate buyers accounted for $6.2 billion of total sales volume in 2016. A 3 percent international sales figure for Miami is higher than most U.S. states have in total international sales. Greater Miami’s diversified economy, clean air, award-winning schools, stellar universities, international banking system, infrastructure improvements, name-brand shopping, port expansion and proximity to emerging markets are encouraging major Asian investment.

    Venezuelan consumers bought the most South Florida real estate among all foreign countries last year. The oil-rich South American country with 31 million residents registered 15 percent of the $6.2 billion in South Florida residential real estate purchases by foreign buyers, according to the 2016 Profile of International Homebuyers of MIAMI Association of RELATORS® Members. The National Association of REALTORS® (NAR) conducts the annual profile for MIAMI. Venezuela — which is currently experiencing 700 percent inflation rate, social unrest and political chaos — has led the annual list since NAR began conducting surveys for MIAMI in 2006.

  • El Clásico Miami Shines International Spotlight on South Florida

    Thousands of soccer fans from around the globe flocked to Miami to watch one of the most monumental soccer matches of the year. Spanish soccer supernovas FC Barcelona and Real Madrid faced off in front of 65,000 fans on July 29 in El Clásico Miami — the teams’ first meeting on U.S. soil and second in history away from Spain. The highly-anticipated friendly, which included many of the world’s top soccer players like Lionel Messi and Neymar, brought thousands of fans and millions of dollars to South Florida and showcased Miami as an international destination. The event crystalized what Miami residents already know: Miami is a top-tier, international city with abundant live, work and play opportunities. Miami, which has hosted the most Super Bowls of any U.S. city, had an incredible July, which is typically a slow time of the year for events. In addition to hosting El Clásico in July, Miami hosted its first-ever Major League Baseball All-Star Game and its annual Swim Week.

  • Colombians Lead All Global Consumers Searching South Florida Real Estate

    Colombia continues to be the top foreign country searching for South Florida real estate on the MIAMI Association of REALTORS® (MIAMI) website, according to new statistics from the nation’s largest local Realtor group. Colombia registered the most South Florida property searches among all countries on MIAMI’s portal, www.MiamiRealtors.com, in May 2017. Colombia has led the MIAMI property search rankings in 13 of the last 18 months. Venezuela and Brazil finished second and third, respectively. Canada — a top international market for South Florida real estate — moved into the top-four countries, its highest finish since it took third in June 2015. “Miami consistently ranks among the most-searched U.S. real estate market globally,” said Coral Gables Realtor Christopher Zoller, the 2017 MIAMI chairman of the board. “Our new data shows that while Miami is a destination for Latin American home buyers it is also a major hotspot for consumers from Canada, India, France, Spain and other countries.”

    Broward County’s location and educated workforce make it one of the nation’s most sought-after commercial real estate markets for international and domestic investors. The state of Broward commercial real estate was addressed at the MIAMI Association of REALTORS® Commercial Alliance’s (RCA MIAMI) inaugural Broward-Miami Midyear Update in Fort Lauderdale. More than 70 MIAMI members attended the half-day event, which began with Greater Fort Lauderdale Chamber of Commerce President & CEO Dan Lindblade detailing Broward County’s latest business and employment efforts. Broward has one of the state’s largest and most diverse labor forces with 30.12% of residents holding a Bachelor’s degree or higher.

    Colombia is the most-active foreign country searching Miami real estate, according to new data from the MIAMI Association of REALTORS® (MIAMI). Colombia registered the most South Florida property searches among all countries on MIAMI’s portal, www.MiamiRealtors.com, in April 2017. Colombia has led the MIAMI property search rankings in 12 of the last 17 months. Brazil and Venezuela finished second and third, respectively. The United Kingdom re-entered the top-10 countries with its highest finish since it recorded the third-most Miami real estate searches in March 2016. “From the United Kingdom to South America, Miami remains a major attraction to international home buyers,” said Coral Gables Realtor Christopher Zoller, the 2017 MIAMI chairman of the board. “Miami’s brand is known around the world and our home prices remain lower than other top global cities.”

    Major sporting events promote a city globally, attract new residents and fuel commercial investment. On Tuesday, Miami hosted its first Major League Baseball All-Star Game. Hosting major events such as the 88th annual Midsummer Classic and this month’s El Clásico soccer game between Real Madrid and Barcelona have an immediate and long term impact on the South Florida economy. Miami’s All-Star Game is expected to contribute $80 million to the local economy, according to the Greater Miami Convention and Visitors Bureau.

    Construction cranes in Downtown Miami and throughout South Florida help tell the story of a fast-growing population center and global business hub. Miami’s skyline — a visual marvel with awe-inspiring, high-rise buildings overlooking the Atlantic — has changed more rapidly than any other American city. Global investment from an array of countries have helped fuel the development. Foreign real estate buyers purchased $6.2 billion of South Florida residential properties in 2016, up from $6.1 billion a year ago, 2016 Profile of International Home Buyers of MIAMI Association of REALTORS® (MIAMI) Members. The annual survey, which was conducted by MIAMI and the National Association of REALTORS® (NAR), is just one indicator of how attractive South Florida has become to international buyers. According to NAR’s 2016 Profile International Residential Real Estate Activity in Florida, more than half of all international home sales in the entire state of Florida (52 percent) happen in Miami-Fort Lauderdale-West Palm Beach.

  • Miami is Second-Hottest U.S. City for Millennials

    Diverse employment opportunities, a thriving downtown, walkable neighborhoods, state-of-the-art museums and top entertainment venues make Miami the second-most desired U.S. city for millennials, according to a 2017 Realtor.com study. The study, which analyzed 60 large U.S. cities, is significant because millennials are America’s largest generation with enormous purchasing power. The 25-to-34-year olds comprise the largest percentage of home buyers (34 percent) in the United States, according to the National Association of REALTORS® (NAR). Millennials make up 64 percent of first-time home buyers today and will factor significantly in real estate for decades.
