  • Urgent Legal Alert from Florida REALTORS General Counsel

    Recently, Florida Realtors became aware of several lawsuits filed against real estate brokers in Miami Dade and Broward counties concerning allegations of discriminatory advertising—a violation of fair housing laws. Specifically, brokers are being sued for discriminating against tenants with Section 8 vouchers. These violations, however, pertain to local ordinances, not the Federal Fair Housing Act. Under these local ordinances, landlords and Realtors are precluded from discriminating against tenants with Section 8 vouchers, as this falls under the protected class "source of income."

  • Luxury Miami Home Sales Surge in December

    Luxury Miami home sales posted double-digit gains and existing condominium transactions surged year-over-year in December, according to a new report by the MIAMI Association of REALTORS® (MIAMI) and the Multiple Listing Service (MLS) system. Luxury ($1 million-and-above) existing Miami condo sales jumped 47.6 percent year-over-year, from 42 to 62. Luxury Miami single-family home sales rose 16.7 percent, from 60 to 70. Existing Miami condo sales increased 6.5 percent year-over-year in December, while single-family transactions stayed effectively even (down 0.7 percent).

Connecting with the Community

When the students at Miami’s Our Pride Academy see Christina Pappas, they smile and sprint as fast as they can to give her a hug.

“Christina loves the kids and they love her,” said Tania Paredes, a chairman of the Junior League of Miami, which conducts a bi-weekly visual arts class for Our Pride Academy, a school for students with developmental disabilities. “She paints with the kids and helps them finish their canvases. It’s really great to see such a young woman take on these community leadership roles because she is the next generation. Christina has so much on her plate, and she is still able to participate in such an active way.”

Junior League of Miami and Our Pride Academy are just two of the nonprofit organizations Pappas serves in her free time from being a successful Realtor at South Florida’s largest and oldest independent firm, Coral Gables-based Keyes Co. The 2015 Chairman of the Young Professionals Network of the MIAMI Association of REALTORS ® (MIAMI), the 29-year-old Pappas said her parents taught her about the importance of community service. The Pappas family regularly helped its local church, donated clothes and volunteered at Miami-based charities throughout Christina’s childhood.

“Connecting with the community is very important to me,” Pappas said. “It’s why I got involved with the MIAMI Association of REALTORS. I don’t feel fulfilled if I don’t give back to the community. I love giving back. I’ve been given a lot of gifts in real estate, so it’s important to give back.”

In addition to Our Pride Academy, Pappas also volunteers by giving career training at a program called Inn Transition, which provides shelter for abused women and children. She also helps the Dolphins Cycling Challenge for the University of Miami’s Sylvester Comprehensive Cancer Center. Pappas raised $2,800, and her company, Keyes, brought in more than $160,000 for cancer research.

A graduate of Cornell University, Pappas also hosts college fairs throughout South Florida. She is a member of Cornell Gives Back, which hosts community projects such as Green Miami and soup kitchen nights. Pappas was named a Cornell Gives Back Winner in 2012.

Pappas’s community and social networking skills has played a key role in helping MIAMI’s YPN membership grow to 447 members in two years. MIAMI YPN, which became a MIAMI council in 2013, strives to create a strong network of collaborative and career-focused professionals determined to improve the real estate industry through networking, education and community service.

MIAMI YPN’s leaders have focused on creating peer-to-peer connections. Social functions and social media outreach helped the group grow significantly, Pappas said.

Having a strong YPN base is integral for MIAMI as more millennials --- those between 18 and 34 years old --- buy homes. Millennials are entering the peak buying period and expected to soon surpass Baby Boomers in total population, according to the National Association of Realtors. Millennials are big on technology, and the latest advances have already transformed real estate.

“Realtors used to print these big MLS books,” said Pappas, whose father Mike Pappas is president of the family-owned Keyes Co. “I asked my dad: what did you do when you were late to a showing? He couldn’t text. He had to pull over to find a pay phone.

“Realtors have seen a lot of change, but it’s still a relationship business. No matter what type of technology you have, people still want to work with who they like. Buying and selling real estate is emotional. Millennials and all consumers need a Realtor to provide that market knowledge.”
