Top 10 Ways to Sell Your Client’s Home FAST! (Part 2)

keys_new-saleYesterday, we offered five proven tips to speed up the sale of your listings. Today, we're rounding out our list with five more ways to sell a home as quickly as possible.

6. The Hardworking MLS Listing

Make sure the listing detail pagesare as complete as possible and that you include as many photos as your MLS allows. Consumers absolutely devour photos – there's nothing more valuable to promote a home than amazing images.

Once you have the basics covered, you can send out your Just Listed flyers to the neighbors and your client base.

7. Effective Online Marketing

The best online marketing strategy happens automatically after a listing is entered into the MLS. Unless you expressly prohibit the listing from being published on public websites, it will automatically appear on every agent and broker website in your MLS region through IDX or broker reciprocity. Like the MLS, consumers have saved searches that alert them to listings that match their search criteria.

Agents will also commonly ask their broker to syndicate the listing to third party websites like the local newspaper website, realtor.com®, Trulia, Zillow, Homes.com, HomeFinder and others. Be sure to check your listing when it appears on these sites to ensure listing accuracy and to brand yourself to the listing.

8. Pre-qualify buyers

It can sometimes be very difficult to secure financing. To avoid wasting time on buyers that will not be able to afford the property, ask for their pre-qualification. This can sometimes be a touchy subject, but if you treat it delicately you will be able to focus on only those that can truly afford the home you're promoting.

9. Pre-Listing Appraisal

In today's market, the appraisal plays a significant role in real estate transactions. Although there are higher levels of cash buyers than normal, most transactions will typically involve mortgage financing that is highly influenced by the appraisal. If possible, encourage your seller to have the home appraised before it is listed.

10. Respond to inquiries IMMEDIATELY

Most importantly, be sure that your website, blog, and Facebook page make it REALLY easy for potential buyers to contact you about the listing. Watch for leads and answer them immediately. If you're in a meeting, ask your assistant or office staff to watch you website for you.

The early bird really DOES get the worm. Be the first to answer an inquiry and you'll have a much higher chance of getting buyers interested. Remember that any phone call could lead to a buyer, so ALWAYS answer your phone or call back missed calls as soon as you can.
