Real Estate Videos: Boost Listings, Attract Buyers and Prompt Quicker Sales

Using video to list a house for sale is an effective tactic to give potential home buyers a more in-depth look at what a property is really like. It gives them a better feel for the home, lets them know more about interesting features that make the house unique, and it offers a better sense of the space. However, this technique is extremely underutilized.

The use of video for real estate listings is (somehow) not yet widespread. According to the National Association of Realtors' 2012 Profile of Home Buyers and Sellers, only 4% of real estate agents use video hosting sites like YouTube to list their homes for sale. However, studies show that roughly 90% of home buyers use the internet to search for real estate listings.

A video listing not only gives home buyers a better look and feel for the house, it can also drive traffic to your online listing and prompt quicker sales. The exposure for online video listings is unlimited – especially when posted on YouTube.

YouTube is the number one online video research destination for home buyers. It is also the second largest search engine and the third most visited website in the world. In addition, YouTube videos typically rank higher on Google – making them more likely to appear on the first page of a search.

Now that you know how and why a video can help your listing, it's time to make one. Easy enough – just do a walk-through holding a camera, right? Not so much...

Hire a Pro

videoboost_realtycommander2First of all, you might seriously want to consider hiring a professional videographer to make your video listing. Although this may seem expensive, if it helps sell the house more quickly (and perhaps at a higher price than anticipated) it will pay for itself in the long run.

A professional videographer has the right tools for the job, so the camerawork will not be shaky or shot from unflattering or compromising angles. They will also be able to edit and implement creative elements such as music and narration to help bring your video to life.

Make It Pop

When choosing the music, don't just throw on another Kenny G track. Although the soothing soft sounds of Mr. G's saxophone can be tempting, it's played out. Pick something that compliments the feel of the house.

Keep the video brief – two minutes max. Anything else will seem drawn out and end up boring your viewers. This could potentially turn them off from the listing, which is the exact opposite of what you are trying to achieve.

Highlight the home's best and most interesting features. You want to really create the 'wow' factor here. Show viewers what makes this property unique and give them a reason to want to come see it in person. Be sure to leave in just enough furniture to give the house a 'lived-in' feeling, otherwise it may seem empty and uninviting.

Lighting is important as well. Use natural light whenever possible and make sure that the house a fresh paint job throughout to make the colors pop in the video.

Of course, not every house you are selling is a $2.285 million Queen Anne with six bedrooms and amazing views throughout but the way this video was executed gives the viewer an exceptional look inside and how the house can and should be lived in.

Videoboost_realtycommander3If you are on a budget and have to do the video yourself, you can easily do a montage of slow-zoom stills – just don't use the same ones included in the original listing. The idea here is to give home buyers a new look at the house – something they don't get with the listing. Put the images in an order that simulates a physical walking tour of the home, and use them to build up excitement.

You don't always have to use narration. If you feel it's unnecessary, you can emphasize details of the property by using captions or subtitles instead.

Above all, remember to make your video unique and creative. Put some time and effort into it. It will show, and it will attract more potential buyers. So stop fretting about how you're going to finally sell that property and start rolling!
