The Jupiter Tequesta Hobe Sound Multiple Listing Service offers to its member participants data service options that they may use to incorporate with their Broker or peronal agent website. The data includes all broker listings that have not opted out of participating in including their listings online on other internet websites.

IDX

Internet Data Exchange (IDX), sometimes referred to as “Broker Reciprocity,” gives MLS Participants the ability to display each other’s listings on their Internet Web sites. IDX is simply the tools and policies which govern the process of marketing real estate listings on the internet.

The JTHS MLS IDX feed provides on market listings to its member particpants and those agents of theirs that the Broker authorizes. IDX may be received through the following methods:

  • RETS (Real Estate Transaction Standard). You must have somone knowledgable in-house or that you have contracted that can program the raw data in a useable form for use on your website. 
  • Authorized IDX Vendor: Authorized IDX vendors license the data through JTHS MLS and can implement an IDX solution for you. You may contact them directly and they can give you the necessary forms for you to complete.
  • Frameable Link: The flexmls system provides a free frameable link that generates a search page that you can frame into your website. It is a quick and easy way to get you started with IDX.

VOW

A Virtual Office Website (VOW) is the website or a feature of a website for a Broker’s Internet- based real estate brokerage, through which the Broker is capable of providing real estate brokerage services to consumers. You must first establish a broker-consumer relationship (as defined by Florida state law). Since a VOW is an online brokerage, Brokers cannot “opt out” (“you can’t show my listings”) and the consumer has the opportunity to search listing content authorized by the JTHS MLS Policy and Rules (“VOW Content”), which is different from IDX Content. All VOWs are subject to your oversight, supervision, accountability and responsibility.

Unlike IDX websites, VOWs require website visitors to register prior to viewing the listing information, which is for the purpose of allowing you an opportunity to develop an ongoing relationship with your VOW registrants. Operating a VOW can assist you in expanding your target audience to which you provide your brokerage services. There are lots of good articles on the Internet about using VOWs in your business.

Differences between IDX & VOW: An IDX website is considered advertising while a VOW is considered on-line brokerage. The Listing Broker’s Consent is required before another Broker may advertise their listing.
